DBH Loan Services respects each individual’s right to personal privacy. We understand that you entrust us with your private financial information to help us match you with a lender that is right for you. In exchange for your trust, you have our commitment to treat your information with confidence and security. Under no circumstances will DBH sell or share personal information about you with any person or organization except as authorized by you, participating lenders, real estate professionals or other parties involved in your transaction or as may be required by law or court order. Our privacy policy is described in detail below.
1. Data Storage and Security
DBH protects user information with the following security measures: secure servers, firewalls, SSL encryption and other technology and procedures that may help us to protect consumer privacy.
2. Information Collection
DBHt collects information through our Web site only through the online loan application. When we process a loan application, we also collect other information about you from credit reporting agencies, such as information relating to your creditworthiness, your credit score and credit usage. We DO NOT sell any of your personal information, and we do not share any of your personal information except as authorized by you with participating lenders or other parties involved in your transaction.
DBH does not actively market to children, and we never knowingly ask a child under 13 to divulge personal information.
We collect the following general data that is not personally identifiable information: referring URL and page visits. We collect demographic data in order to better understand our customer base and how to best serve you.
We do not currently employ cookies. A cookie is a small text file that our Web server places on a user’s computer hard drive to be a unique identifier.
3. Information Usage
The information collected by DBH LoanServices will be used to process your loan application, and track overall usage at our site. Users who provide information may also receive newsletters or email announcements from time to time about products, services or special deals. Out of respect for the privacy of our users, we present the option to not receive these types of communications.
We will only share data with banks and mortgage companies, and only to the extent necessary to facilitate your loan. Lenders will also receive your credit history when they review your loan request. We will never share data for the purpose of receiving information from third parties. Since lenders and real estate professionals may keep and use your information whether or not you qualify for a loan with them or use their services, we recommend that you contact them directly for more information about their specific privacy policies.
If our policy on information collection or usage changes, we will advise you by posting notice on our home page.

What is ManhattanWest Mortage Services?
DBH Loan is a California corporation with its corporate headquarters in Valencia, California. DBH Loan Services is a mortgage broker. We do not make loans or credit decisions in connection with loans, nor does DBH Loan Services issue committments or lock-in agreements. We offer administrative and consulting services only. It is our goal to help you through the loan process, and we will always give you our best advice, but you should always rely on your own judgment in deciding which loan program is best for you. You are under no obligation to use DBH Loan Services to obtain your financing, and we do not guarantee that you will receive a loan from any lender.
The qualification form you submit is not a formal application for credit, but a request for a free loan pre-qualification. You may have to complete an application with a lender before they will make a loan offer. A lender you select may require you to pay an application fee to cover the cost of an appraisal, credit report or other items. The lender will determine the amount of any such fees, and should provide information to you regarding the refundability of any such fees. DBH Loan Services does not charge you, the consumer, any fees for its services. We receive our compensation from the lenders for the goods, facilities and services we provide.
Federal Disclosures
Your application will be submitted to lenders, who will make certain disclosures to you. These disclosures, which are required by the Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), and certain other federal and state laws, include: details of your cost of credit, good faith estimates of your settlement costs, HUD mandated booklets, notices concerning the possibility that your mortgage loan servicing may be transferred and your right to a copy of any appraisal performed on your home.
The Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. The federal agency that administers compliance with this law is the Federal Trade Commission, Equal Credit Opportunity, Washington, DC 20580.
California Disclosures
If your qualification form is forwarded to a lender that makes you an offer, you will receive from the lender a good faith estimate required under RESPA and an initial disclosure statement required under the TILA, each within three business days from the date you submit an application with the lender.
If the lender denies your request for credit, and that action is based, in whole or in part, on any information contained in a consumer credit report, you have the right to obtain, within 60 days, a free copy of your consumer credit report from the credit reporting agency. You also have the right to dispute the accuracy or completeness of any information in a consumer credit report furnished by the consumer credit reporting agency by contacting that agency directly.
An applicant, if married, may apply for a separate account.
California Holden Act - Fair Lending Notice
It is illegal to discriminate in the provision of or in the availability of financial assistance because of the consideration of:
1. Trends, characteristics or conditions in the neighborhood or geographic area surrounding a housing accommodation, unless the financial institution can demonstrate in the particular case that such consideration is required to avoid an unsafe and unsound business; or
2. Race, color religion, sex, marital status, national origin or ancestry.
It is illegal to consider the racial, ethnic, religious or national origin composition of a neighborhood or geographical area surrounding a housing accommodation or whether or not such composition is undergoing change, or is expected to undergo change, in appraising a housing accommodation or in determining whether or not, or under what terms and conditions, to proivde financial assistance.
These provisions govern financial assistance for the purpose of the purchase, construction, rehabilitation or refinancing of one-to-four unit family residences occupied by the owner and for the purpose of the home improvement of any one-to-four unit family residence.
